Quail Arbor Residents
The owner of the new office building at 460 Trolley Road, just outside our entrance, contacted the civic club recently and informed us that they will seek a zoning change with the Town of Summerville for that business property. They are considering leasing to an urgent-pet-care business looking to establish in the area, and maybe for an ice cream shop. There are 5 units in that building, PokeMoto is already in one unit. The zoning is currently Neighborhood-Mixed Use, which excludes at least one of those potential tenants. We don't know if they will request a variance on their current Neighborhood-Mixed Use zoning, or request a different zoning district such as Urban Corridor-Mixed Use. We won't know for sure what the zoning change is until the request is filed and a required placard is posted on the property to inform the public. I contacted the business's broker but have not received a response as to what specific rezoning they are seeking.
Please keep an eye out for any notice that may be posted on the front of the building and let a board member know.
A change in zoning is permanent; there is no revisiting, or second-guessing, the zoning district decision once the zoning district is approved and changed. Once zoning is changed, any business that is listed under that particular zoning district is approved for the property, not just the possible veterinary clinic or ice cream shop that was mentioned for the address currently. The Town of Summerville leadership will ultimately make the decision but we, as neighbors, do have a right and responsibility to express our justified opinions.

The owner, and the business broker, have offered to answer any questions our residents may have. Please reply to this email (or email QuailArborCivicClub@gmail.com) with any questions. You can also contact any board member. We will respond in a timely manner and answers will be shared at our next meeting on August 8th, 6:30 pm at the Quail Arbor Pool patio. Please plan to attend, we will vote on supporting, or not, the change in zoning request.

If you already have an opinion on this, in addition to letting us know, we also ask that you write to Summerville's Town Planner (address below) and express your opinion.

In your letter, please include: what you are writing about, where you live, whether you oppose or support the zoning change and your reasons. Also, be sure to request that your letter be made a part of the Record of Rezoning Request, then sign, date and mail it! Please do not send your letter anonymously or create a form letter for others to copy.
